The project for sale consists of the expansion of an

existing commercial building to add 12 residential units.

Finally, it will be a three-story construction. The full

potential of the lot will be exploited to offer 13 quality

housing units, two of which will be accessible to people

with reduced mobility (thanks to a minimally accessible

design).

The ground floor currently accommodates a 2,500 sq. ft.

business (which will remain in place) and will have a

residential apartment added in the new extension at the

back of the plot. The accommodations located on the second

and third floors will each have a terrace, optimized and

bright living spaces and will have between one and two

bedrooms each.

Each of the new units will have similar interior designs.

The kitchens and living spaces will be open concept and

will provide access to private terraces.

Entrance to the accommodation will be via the path located

on the side of the building. Vertical circulation was

reflected in the center of the units to maximize natural

lighting in the interior spaces. Secondary access was

planned via an exterior staircase accessible from the

backyard. In total, the project will therefore have six

one-bedroom units, four two-bedroom units as well as 2

studios. The potential for density is an asset of the

project which is very appreciable and which will help to

energize the neighborhood.

The concept of the project is also based on the objective

of highlighting and respecting the framework established

within the neighborhood through a thoughtful and

contemporary intervention. The living spaces will be

arranged towards the south and will extend into terraces

allowing you to benefit from the light and tranquility

offered by the alley. Retail on the ground floor will be

treated differently than the upper floors in order to

highlight the different functions of the building.

The choice of materials and equipment respects the

environment, promotes low construction costs and energy

savings. With this in mind, the energy efficiency of the

building will be more efficient than what is required in

the energy code and the project already approved by the

City is part of CMHC's APH Select 100 program.
