Potential for 3'rd bedroom instead of diningroom (close one

wall)

The following conditions are requested by the LESSOR:

No smoking of any kind in the unit. It is a non-smoking

dwelling. No smoking or growing cannabis or in the unit.

No AirBnB, nor anything similar.

No Pets

No painting unless approved by LESSOR

First month's rent due at signing of lease

Minimum one year lease

Post-dated cheques required at signing of the lease, unless

other options are agreed, such as electronic transfer.

LESSEE shall provide the LESSOR with a tenant insurance

policy (2 million dollar liability and civil insurance)

before occupying premises.

If the LESSEE moves in earlier than the date stipulated on

the PROMISE to LEASE, then the LESSEE will assume Hydro in

their name earlier as well.

The LESSOR is asking for a security deposit equivalent to

one month's rent, which if the LESSEE agrees it shall be

provided by the LESSEE on or before signing of the lease.

The security deposit will be returned to the LESSEE once

the property has been inspected by the LESSOR or their

representative and is to their satisfaction. Apart from

regular wear and tear, any damages by the Lessee left

unrepaired shall be deducted from the security deposit,

including cleaning of the unit if it is not cleaned.

Following a satisfactory inspection of the property, the

security deposit will be returned within 2 business days or

sooner.

Any regular maintenance and costs of less than $25 shall be

the tenant's responsibility, examplelightbulbs replacement.

Any replacement of LOST keys will be charged to the LESSEE.

No subletting or lease assignment of unit without the

consent of the LESSOR.

No installation of TV brackets unless approved by LESSOR

No drilling of holes in any ceramic,(example, kitchen and

bathrooms)

The LESSEE shall provide the LESSOR with a full credit

check at their expense, proof of employment and proof of

salary/income with the PROMISE to LEASE, which will be

subject to the LESSOR'S satisfaction.

The first month's rent will include GST and PST. This GST

and PST will be deducted from the second month's rent. The

first month's cheque or interac transfer will be made out

or sent to: Groupe Sutton-Performer inc.

The above conditions are to be included in the Promise to

Lease.
